Prior to joining Point B, Erik Steffensen developed a master plan intergenerational housing community that included single-family homes, townhomes, and a 144-unit age-restricted active adult rental community. The active adult community, consisting of three residential buildings and one clubhouse, incorporates senior-specific design elements such as wider hallways, high-intensity lighting in common areas, low-profile carpeting, and emergency alert cords in every unit. The clubhouse features extensive amenities, including a demonstration kitchen, bar, salon, indoor pool and exercise facility, and conference and meeting spaces. It was honored with a Best of 55+ Housing Award in 2008 by the National Association of Home Builders (NAHB) for its clubhouse design. The community’s management also incorporates a seven-element program for community engagement and education covering health, finance and legal, education, recreation, convenience, community, and safety and security. This complex, together with its surrounding housing and green space, revitalized an abandoned property that was seized by the city. Erik negotiated a tax reduction program for the community and homes, which made both the rent and home purchase prices more accessible to the city’s residents and created a more attractive investment overall. -This project was completed by resources prior to employment with Point B. –
